PROPERTY MANAGEMENT
PMI's franchisees are responsible for the day-to-day operations of its client's properties. To ensure that our client's property is safe and properly maintained, we routinely inspect the property's grounds, facilities, and equipment to determine if repairs or maintenance are needed.
We meet not only with current tenants when handling requests for repairs or trying to resolve complaints, but also with prospective tenants to show vacant space, help property owners establish lease rates in accordance with current local economic conditions, screen tenants, negotiate lease agreements, arrange for tenant improvements, track and invoice common area maintenance charges, arrange for maintenance, repairs and upkeep of the property and its grounds and deal with problem tenants.
Additionally, PMI enforces the terms of lease agreements, such as rent and fee collection, parking restrictions, and termination-of-lease and eviction procedures. Other important duties include keeping accurate, up-to-date records of income and expenditures from property operations and submitting regular financial reports to our property owners.
