General Rules:

• The back patio is fully equipped with seating and a fire pit. Logs and a fire starter are provided, but usage is at your own risk. Fire extinguishers are available—one under the kitchen sink and another in the laundry room.

• Please observe silence with noise restrictions between 10 PM and 8 AM.

• Only park in the designated two spaces in the rear of the property for accessibility. Street parking is at your own risk. If you need handicap access, go to the back of the house, where there is plenty of street parking in front and wheelchair access through the back door.

• To minimize odors and the risk of vermin, all trash must be sanitarily stored inside the property and regularly moved to trash bins behind the home. Please ensure the trash bins are securely closed; you are not responsible for putting trash out for pick-up as we will provide that service—just place the trash in the bins.

• Avoid flushing any items in sinks and toilets to prevent clogs.

• Small gatherings are acceptable for family reunions, birthdays, or holiday gatherings, but no large, loud parties. If found having a party, you will be asked to leave at your own financial responsibility. There will be no refunds if asked to leave the premises.

• NO parties and NO smoking are allowed.

• Dogs and cats are considered; please read the pet policy.

• Before your departure, please strip the beds that were used, along with any used linens, and leave them in the hallway or laundry room on the floor.

• Guests must comply with the rules outlined in the guest rental agreement. Failure to follow these rules may result in being asked to vacate the property.

PET POLICY

At The Summit, we understand that pets are cherished members of many families, and we gladly welcome small and large dogs, as well as cats, as valued guests in our rental property. To ensure a comfortable and enjoyable stay for all guests, please carefully review and adhere to the following pet policy:

1. Eligibility: All dogs and cats must be house trained and exhibit well-behaved behavior.

2. Proof of Vaccination: Prior to arrival, guests are required to provide proof of their pet's age and up-to-date vaccinations for rabies, flea, and tick prevention.

3. Waste Management: Guests are responsible for promptly cleaning up after their dogs and cats. Utilize the provided waste disposal bags and bins located in backyard areas surrounding the property. Extra dog waste bags are available under the sink. Failure to clean up after your pet may result in additional cleaning fees.

4. Pet Deposit: A non-refundable pet deposit of $150 is required upon booking.

5. Pet Etiquette: Ensure your dog remains leashed outside the fenced area, as Winston Salem has a leash law. Do not leave your dog unattended in the rental property unless crated and only for short periods. Pets are not allowed on furniture.

6. Liability: Guests are solely responsible for any injury or damage caused by their pets. The Summit is not liable for any harm or injuries to the pet or any third parties during their stay.

7. Additional Cleaning: If extra cleaning, deodorizing, or pest control is necessary due to your pet, associated costs beyond the pet deposit and cleaning fee may be charged after reporting the extensive costs.

8. Violation of Policy: Failure to comply with this pet policy may result in immediate eviction from the property without a refund, along with additional fees for damages or cleaning.
